Off Market for the win

Our clients wanted their family’s estate in Arcadia sold but didn’t want to go to market and preferred everything to be hush hush. We went to work immediately and got it appraised ($865k) because of current condition. Client wanted $1M. The builders we know wouldn’t budge over $900K after presenting the place to 5 different groups. We continued pushing the property in front of everyone we knew. Finally found a buyer through another top agent. Through some heavy negotiation, we were able to get buyer up to $1.2M cash. Quick close. Happy Sellers to say the least.

Our client fell in love with a property that had been listed for 5 years with 7 different agents. Sellers just weren’t ready to let it go. We went after it and once again, seller backed off. Exceeding seller goals

A dear friend of ours wanted to meet and catch up. We learned on a Tuesday she wanted to sell and downsize, go to market that Friday. We had professional pictures done Wednesday, sign installed Thursday, went to market and everywhere online on Friday morning by 6am. We were under contract by Sunday and opened escrow Monday. We found her dream condo overlooking an incredible Scottsdale golf course and now her days are spent watching the most beautiful sunsets over the 9th hole of the course she lives on. The sellers of the condo were so great they had their listing agent, my client (buyer) and myself over for dinner in the middle of escrow. Short Sale Magic

A client and good friend of ours that we’ve had the pleasure of helping multiple times now had great interest in a short sale. It was listed at $599k. Just hit the market 1 day before when we checked it out. My client fell in love. We immediately hit it off with the listing agent and offered the bank $525k after lengthy conversation. Over the next few months, through research and cooperation with the listing agent, we were able to negotiate a $50k seller credit to buyer based on inspection report. My client paid $450k for a newly listed short sale at $599k that was move-in ready. This was a huge win for my client. They not only picked up the perfect house at the lowest price imaginable, they found a home that they will probably keep in their family forever. It’s amazing to be a part of these journeys.
